A corporate owner, head officer and managing agent can all appear on one registration. The managing agent handles the property; that role does not establish ownership. Compare the exact names and roles with the lease or management information you were given.
Registration and deed records answer different questions. HPD records the contacts supplied for the building. Use ACRIS to inspect recorded deeds when you need to follow a property transfer. A company name on a registration does not reveal every person behind it.
Read an expired or missing registration carefully
HPD requires annual registration for residential properties with at least three units, and for one- or two-unit homes where neither the owner nor the owner's immediate family lives. The city also requires updates when ownership or registration information changes.
If the end date has passed, check HPD Online for a newer filing before treating the record as current. Ask the owner for confirmation of the latest valid registration. This page checks published records; it does not register a property or renew a filing.

Is HPD registration lookup free?
Yes. HPD Online provides a free property-registration search. The Apartment Fax form checks the address for free. Registration details and other available building records are included in the optional $1 report.
Does HPD registration mean my apartment is rent stabilized?
No. HPD property registration and New York State HCR rent registration are separate systems. An HPD registration does not establish an apartment's rent-stabilization status.
Is the HPD managing agent the building owner?
Not necessarily. Keep the managing-agent and owner fields separate. Check the recorded deed if you need to verify a property transfer or deed owner.
Can I check whether my landlord is registered with HPD?
Start with the building address in HPD Online, then read the registration dates and owner contacts. Registration is tied to the property, so a name alone is not enough to confirm the record for your building.
