How to search ACRIS by address
Open ACRIS and use its address-to-parcel lookup to find the borough, block and lot. Choose Search Property Records, then Parcel Identifier. Enter that tax lot, review the document list and open the deed image. Check the parties, property description and recording date inside the document.
ACRIS covers recorded documents for Manhattan, the Bronx, Brooklyn and Queens from 1966 onward. Use the Richmond County Clerk for Staten Island. A deed index entry or a similarly named LLC does not establish every person behind an owner.

Coverage varies by address and source. A missing record does not mean a building has no problems.
Start with the addressCheck the parcel before opening the documents
The borough-block-lot number, often called the BBL, identifies a tax lot. A corner building may use more than one street address. A condominium can have separate lots for individual units. Confirm that the parcel describes the property you are researching.
If an address search fails, check the borough, spelling and building number in the city’s Property Information Portal. Use the verified parcel in ACRIS instead of trying a nearby address and assuming it is the same property.
Read a deed and a mortgage as separate documents
A deed records a transfer. A mortgage records a financing agreement; its amount is not necessarily the purchase price or the owner’s current debt. A satisfaction records the release of a mortgage. Read the document type before interpreting a dollar amount.
A recording date can be later than the document date. Save the document identifier and note both dates. Review later documents before assuming an old deed or mortgage describes the current arrangement.
Search by party name when you know the company
ACRIS also offers Party Name search. Enter the legal company or person name, then use the borough and document details to narrow the results. Match the parcel before connecting a document to your building.
Compare deed parties with the building-owner guide and HPD registration. A managing agent handles the property but may not own it. The free official document images are the place to check the details behind an index entry.

Does a mortgage amount tell me what the building sold for?
No. A mortgage is a financing document. Read the deed and related recorded documents to investigate the transfer, and keep the different amounts and dates separate.
