NYC apartment ratings backed by public records
Skip anonymous star ratings. Check the address against documented violations, complaints, housing court activity, rent records and ownership history.
A rating should show its work
Apartment Fax grades the record behind an apartment instead of averaging opinions from strangers. The full report organizes documented housing conditions, complaint patterns, legal filings, building facts and ownership history, then shows the evidence behind the grade.
A public-record rating cannot measure noise between neighbors, sunlight, management personality or every day-to-day experience. It is one evidence layer for a rental decision, not a substitute for visiting the apartment.

Why tenant reviews are not enough
Tenant reviews can be useful, but they are usually sparse, hard to verify and heavily shaped by one person’s expectations. Many NYC buildings have no meaningful review history at all. A handful of stars also cannot tell you whether a complaint became a violation or whether the same condition appeared across several years.
Public records have different limitations, but they are dated, attributable to a source and available across far more addresses. That makes them a better foundation for a consistent citywide comparison.
How to use an Apartment Fax grade
Treat the grade as a fast summary, then inspect the records that drive it. One serious open condition can matter more than a long list of minor closed items. A building-wide issue may also say less about a specific unit than a record tied to that apartment.
Use the report to prepare questions for a viewing: ask about recurring categories, recent repairs, the owner or manager of record, and any gap between the listing’s claims and the documented history.

Frequently asked questions
Where can I find ratings for an NYC apartment?
Apartment Fax provides an address-level rating based on public housing records. Enter the building and apartment number to see the evidence available for that unit and property.
Are Apartment Fax ratings tenant reviews?
No. The rating is based on documented public records such as violations, complaints, filings and building facts, not anonymous star reviews.
Does a good rating guarantee a good apartment?
No. Records cannot capture every lived experience. Use the rating with an in-person visit, lease review and direct questions about the unit and management.
